Description

LOCATION Frocester is a very pretty small Cotswold village with a parish church and hotel/public house. It is located with larger Cotswold villages to both the north (Eastington) and the east (Leonard Stanley and Kings Stanley) and is itself about five miles from the centre of Stroud.

The M5 motorway can be joined at Junction 13 approximately 4 miles away from the property. Mainline trains are available at Cam about 2.5 miles away, as well as at Stroud. The regional centres of Cheltenham and Bristol are both within easy driving distance.

THE SITE This is an important former Manor House built in the 1850's, with a substantial award winning extension built in the 1980's. The Manor itself has four floors including a basement and attic and many of the original features have been retained including windows, fireplace and cornicing. The net internal floor area of the Manor and extension is just under 14,000 sq.ft.

The property is within a superb 14 acre parkland setting on the edge of the popular Cotswold village of Frocester, which is very conveniently placed for Stroud and connections to the M5 motorway leading to Cheltenham and Gloucester to the north and Bristol and Bath to the south.

In addition to the main Manor House there are two individual detached residential properties known as The Lodge and Cotswold House details of which are included within the information pack.

There are also a significant number of other outbuildings including the Former Day Centre, the Hostel and a range of former workshops and stores and a substantial garage block. Details of all of these buildings are within the information pack.

The entire property has until recently been operated as a Care Home and has C2 planning consent and clearly could continue in this use. In our view, this represents a very unusual opportunity to acquire an interesting potential residential development site subject to planning consent.

There are also a variety of potential commercial uses for which the building is well suited including hotel, leisure club, conference centre or offices again all subject to planning consent.

THE VIEWINGS You should be aware that the property is fully alarmed and has on-site security. Therefore informal visits are not possible.

We are arranging a number of open view times as follows:

1. Weds, 1st March 2017 - 2:00 pm until 4:00 pm

2. Weds, 8th March 2017 - 2:00 pm until 4:00 pm

TOWN & COUNTRY PLANNING The property falls within the jurisdiction of Stroud District Council with whom no preliminary discussions have taken place. The property is not listed.

It currently falls within Use Class C2, as a Care Home and such a use could continue. Alternatively, it would seem suitable for a variety of unusual and interesting residential development projects subject to planning consent. It could also suit a wide range of commercial uses including hotel, spa, leisure centre, conference centre or offices, again all of which would require planning permission.

METHOD OF SALE The property is offered for sale by informal tender. Offers are to be made in writing by 12.00 noon on Tuesday 28th March 2017 at the offices of Perry Bishop & Chambers, 2 Silver Street, Cirencester, Glos, GL7 2BL.

These should be submitted on the offer form which is available from ourselves by e-mail or post, so as to ensure that all required information is received. The offer maybe returned by hand or posted to our Cirencester Office or by e-mail to peterchambers@perrybishop.co.uk

It is the bidder's responsibility to ensure that their offer is received by the prescribed deadline and the vendor is not bound to accept the highest or any offer. A decision will be made as soon as possible after the closing date with all parties being notified accordingly.
