Shrivenham Case Study
We have arranged a number of transactions for home owners where their planning potential was recognised, but the landowners have not wished to become involved in the expensive and time consuming planning process. In these circumstances the potential site is offered to a limited number of developers to consider, and to put forward planning dependant proposals in its respect. We set out brief details of such a case, which has recently been brought to a sucessful conclusion.
At Shrivenham, one of our residential team was invited to value a property on the edge of the town, being a small two bedroom bungalow with outbuildings in a plot of about 1/2 an acre. The planning potential of this property was recognised and the client referred to our land and development Director.
The owners did not want to become involved with the planning process, and developers were invited to put forward offers subject to their obtaining planning consent. We received a number of offers well in excess of the existing value of the property, one of which was accepted and conditional contracts exchanged. After a protracted planning process, including an Appeal, consent was eventually obtained for the redevelopment of the garden. The sale then proceeded to the delight of our vendor clients. As an illustration of the length that it sometimes takes to obtain planning consent, during the time that it took to obtain permission, our widowed client met and married her second husband!
