FOR SALE OR TO LET?
….is the question Perry Bishop and Chambers are asking in their Cheltenham office. Both Sales and Lettings teams operate out of the prominent Bath Road office and are finding that inevitably in the current market, their roles are overlapping.
It has been reported that instructions to let property continues to rise which supports suggestions that the national downturn in property sales is having a positive effect on the rental market. Additionally, the Cheltenham office is finding that with the weaker demand from buyers, sellers have the option of letting their property instead.
Ian Perry, director, actively heads up the Sales team in Cheltenham and commented: “The Residential Sales side of the business continues to grow in Cheltenham and we are delighted with its success. However, it is apparent that we are passing some would-be sellers over to our Lettings colleagues”.
Susan C Doyle, Head of Lettings & Management across the company, runs Cheltenham Lettings. Susan comments: “Sales loss is clearly Lettings gain and demonstrates why the two services compliment each other so well.
We are seeing a number of sellers who have decided to let out their properties in the short term with the intention of offering the property for sale again when the market has settled down.
Equally there are a number of potential purchasers who are unable to buy in the current climate and have decided to rent. Tenant demand in the private rental sector remains at the highest level seen for five years, which in turn is leading to an increase in rents”.
Susan joined the company in June 2007, when her Lettings and Leasehold Block Management company, The Estate Managers Ltd, merged with Perry Bishop and Chambers. She continues to head up the leasehold block management side of the business in addition to her role within Lettings.
