The property market was particularly difficult at the end of 2007, but local agent, Perry Bishop and Chambers is encouraged by the start in 2008. Last week, its residential teams across the Cotswolds, achieved its best sales week since August last year and are looking forward to a steady market in the Spring.
Phillip Bishop, Residential Managing Director, believes this is down to a simple theory – the three ‘Ps’. Phillip explains: “The main advice we would give potential sellers is remember the three ‘Ps’: Price, Presentation and Promotion. It is crucial to price your property correctly and at a realistic level in today’s market. Your home is only worth what someone else is prepared to pay for it. “It has been written that homes are taking an average of two months to sell, when priced correctly. Therefore presentation is the key to a sale and is essential to maximise the price achieved. Simply put, de-clutter and tidy the house and finish off any outstanding jobs. You must also remember that the kerb appeal ie the view from the road is particularly important, as many prospective purchasers will initially view your property by driving by first. You may never get a second chance to make the first impression.”
