  • Residential development site
  • Detailed consent for 2 no. 3 bedroom detached houses
  • Convenient location between Prestbury and Cheltenham
  • For sale by private treaty

THE PLOT We are very pleased to be able to offer for sale the rare opportunity to acquire a residential development site located in Prestbury, but also very well placed for Cheltenham's town centre.

The extent of the site is shown edged in red upon the OS plan within these sales particulars, for identification purposes only, with the access drive retained by the vendors edged in blue.

The store and garage currently on the site within the access will be demolished and removed by the vendor ahead of the sale to facilitate the development.

The land will form a quiet position, with all boundaries well shielded from neighbouring properties by trees and bushes. The site itself is approximately 0.2 acres and additional land will be made available for the construction of garages for the new homes as well as a further single garage to be built for the vendor of no. 66 Prestbury Road.

VIEWINGS The general location of the site may be viewed at any time, but as it forms part of a private garden informal site inspections are not possible. We are therefore arranging open view times as follows:

1. Thursday 13th September 2018, 3pm - 4pm
2. Thursday 20th September 2018, 9.30am - 10.30am

LOCATION The site is to be found about a mile and a half north of Cheltenham's town centre, fronting the B4075, about half a mile south of the town centre of Prestbury, where basic amenities for everyday use are to be found.

Cheltenham itself has a full range of retail, commercial, leisure and educational facilities and there is ready access to the M5 motorway and mainline trains are available to London Paddington and Birmingham New Street. There is a Sainsburys superstore about a quarter of a mile south, fronting Priors Road.

SERVICES & TENURE We are informed that the vendor enjoys freehold title and vacant possession will be granted upon completion of a sale of the development site. Full rights for access and servicing will be granted over the land edged in blue on the plan within these particulars, so that the access road can be constructed.

It is understood that all mains services are connected to No. 66 Bouncers Lane, but interested parties should address specific enquiries to the relevant service companies.
