THE PROPERTY This is an attractive detached Listed building located on the edge of Norton Fitzwarren just five miles from Taunton's town centre.

The building was the former United Reformed Church Synod Offices. The occupants will be relocating to new offices in April 2019.

The building offers well presented versatile accommodation on two floors and is suitable for a wide variety of future uses, especially given its sizeable plot of some 0.22 acres and having a large car parking area to its rear. The extent of the property is shown edged in red upon the OS plan within these sales particulars for identification purposes.

The current accommodation is as shown upon the floor plan within these sales particulars and can be summarised as follows:
Ground floor, reception office, conference room (former chapel), kitchen, two offices, utility area with cloakrooms, with the former chapel having a balcony over affording useful storage.

To the side is the former Manse, also now used as offices, with its own entrance from the forecourt leading to further offices, a kitchen and cloakrooms on the ground floor and three further offices and a bathroom on the first floor.

To the front of the property is a forecourt with some limited car parking, but a drive to the side of the building leads to a sizeable gravelled car parking area with landscaping.

DIRECTIONS From the centre of Taunton follow the A358 signed for Williton and Minehead. Bear left onto the B3227 at the second roundabout adjacent to the Cross Keys public house. Follow this road through Norton Fitzwarren for about one mile towards Wiveliscombe and the property will be found past the Co-op on the right hand side and is easily identified by our sale board.

LOCATION Norton Fitzwarren is a sizeable village located to the west of Taunton. The village has basic retail and commercial facilities for everyday use, as well as a primary school and eating establishments.

The regional centre of Taunton, the capital town of Somerset, is to be found about five miles to the east, where a full range of retail, commercial, leisure and educational facilities are located.

TOWN & COUNTRY PLANNING The property which originally dates from 1821 and which was subsequently enlarged in the mid 19th century is Listed Grade II, as being of architectural and historic interest, but is not within a Conservation Area.

The property lies within an established residential area and was originally a residential manse attached to a former chapel. It is therefore believed that change of use for residential use should be possible, although interested parties should address specific enquiries to the relevant planning authority.

The building has been used for office purposes for many years and could continue to be used for community purposes or others within Class D1 of the Use Classes Order including surgeries, nursery school and consulting rooms. Alternatively, the building could form excellent office accommodation with onsite car parking. Again, intending purchasers should satisfy themselves that their intended use for the building will be acceptable to the planning authority.

METHOD OF SALE The property is offered for sale by informal tender. Offers are to be made in writing by 12 noon on Tuesday 30th April 2019 at the offices of Perry Bishop & Chambers, 2 Silver Street, Cirencester, GL7 2BL.

These should be submitted on the offer form which is available from ourselves or by email or post, so as to ensure that all information required is received. The offer may be returned by hand, posted to our Cirencester office or by email to

It is the bidders responsibility to ensure that their offer is received by the prescribed deadline, and the vendor is not bound to accept the highest or lowest or any offer. A decision will be made as soon as possible after the closing date, with all parties being notified accordingly.
