LOCATION Norton Fitzwarren is a sizeable village located to the west of Taunton. The village has basic retail and commercial facilities for everyday use, as well as a primary school and eating establishments.

The regional centre of Taunton, the capital town of Somerset, is to be found about five miles to the east, where a full range of retail, commercial, leisure and educational facilities are located.

The M5 motorway giving access to Exeter and Bristol is close to Taunton, where main line trains are also available.

TOWN & COUNTRY PLANNING The property which originally dates from 1821 and which was subsequently enlarged in the mid 19th century is Listed Grade II, as being of architectural and historic interest, but is not within a Conservation Area.

The property lies within an established residential area and was originally a residential manse attached to a former chapel. It is therefore believed that change of use for residential use should be possible, although interested parties should address specific enquiries to the relevant planning authority.

The building has been used for office purposes for many years and could continue to be used for community purposes or others within Class D1 of the Use Classes Order including surgeries, nursery school and consulting rooms. Alternatively, the building could form excellent office accommodation with onsite car parking. Again, intending purchasers should satisfy themselves that their intended use for the building will be acceptable to the planning authority.
