THE BUILDING We are pleased to offer the opportunity to acquire an attractive detached building within the village of Crudwell, formerly used as garaging for the adjacent property and a work-from-home unit.
The property is accessed from Tetbury Road, an adopted highway and has all mains services connected to it.
An application was made for its conversion and extension to form a detached dwelling, which was refused and the appeal subsequently dismissed. Therefore any form of alternative use for commercial or residential purposes will require planning permission.
It should be noted that the property is not within the ownership of adjacent householders.
This is a detached 1.5 storey building, constructed with rendered blockwork walls under a pitched tiled roof. It is served by it's own private driveway with wrought iron gates and gravelled yard area, accessed direct from Tetbury Road.
Internally accommodation is on two floors. On the ground floor an open room originally built as a garage as well as a fitted kitchenette with sink and toilet and on the first floor there is an open room with Juliette balcony enjoying views over open countryside to the rear.
LOCATION The village of Crudwell is located between the Cotswold market towns of Cirencester, Malmesbury and Tetbury. Crudwell is an attractive village, spread around two greens either side of the main road.
There is an interesting medieval church built in the 12th Century and the former rectory is now a well known hotel and restaurant.
The village boasts facilities for everyday use including a well regarded primary school, hotel, restaurant and public house. A full range of residential, commercial and leisure facilities are available at all of the nearby towns.
Crudwell is just 3 miles from Kemble where there is a mainline railway station with fast services to Swindon and London, Cheltenham and Gloucester.
VIEWINGS The general location of the building may be seen at any time, although the site is secured. Please see our website where more photographs of this building are available.
TOWN & COUNTRY PLANNING Permission was sought and full plans drawn up for the conversion and extension of the building to provide a two bedroom detached dwelling under reference no. 17/03293/FUL. This was refused in 2019 and the subsequent planning appeal was dismissed.
It is considered however that the building has potential for a variety of commercial uses or for parking, although planning permission for the former may well be required and in the longer term residential planning permission may be granted. Interested parties should address any specific enquiries to the relevant service provider.
METHOD OF SALE The property is offered for sale by private tender with a guide price of £55,000 subject to contract.
INFORMATION PACK An information pack is available electronically, which will include the planning refusal and appeal dismissal notices as well as the plans that were drawn up at the time.
