Our Service Level Agreement for Landlords
Our promise to you
Our Service Level Agreement is our commitment to you to provide the highest level of service throughout the lettings process, with the aim of securing the best possible monthly rental amount for your property in your desired timescale from the most suited tenant/s.
Dedicated Lettings Team
Once on the market an experienced letting agent will keep you fully informed of the marketing progress that we are making and will provide you with updates to discuss:
- response to initial marketing
- honest, constructive feedback once viewings have taken place
- potential tenancy details
- advertising responses and feedback
- regular review of your timescales
- regular review of market conditions
We are confident your property will reach the widest possible audience on both a local and national level. We have extremely prominent window displays, website presence and all properties are included in our exclusive weekly Property Bulletin.
We work with a London office to ensure that any tenants coming out of the Capital or those relocating within the UK including moving from overseas are attracted to our region. In addition this unique service provides national property PR and advertising in publications such as The Times, Daily Telegraph and Country Life.
Properties are marketed at perrybishop.co.uk, rightmove.co.uk, Zoopla, onthemarket.com, amongst other subsidiary websites.
In addition, our website is optimised for mobile or tablet users with high resolution photographic images.
Viewings and Security
We can advise on home dressing to assist in the most suitable marketing and the best way to present a property. We accompany all viewings by potential tenants and ask our clients to complete a short information sheet about their property ensuring we have all the main information to hand at the earliest opportunity.
Viewing feedback is reviewed and discussed the following day so you are kept fully informed.
When a tenant/s is secured at the agreed rent within your timescale and circumstances, we will instruct our referencing company to commence the necessary paperwork. We will update you throughout this process and confirm when it is satisfactorily completed. A move in date is agreed between all parties and the creation of the Assured Shorthold Tenancy Agreement has commenced along with all the supporting documentation required i.e Gas Safe Certificate.
We have hundreds of potential tenants registered on our extensive database, both those currently residing in our region as well as looking to move into the area. These applicants receive individual property alerts with all the latest instructions, as well as a weekly bulletin with a round-up of that week’s latest listings.
We charge a fee when we have agreed a let on your property, typically based upon a percentage of the agreed monthly rental price.
"Best agent I've dealt with in 10 years."
