Classic Management Service – 12% (inc VAT)

A Full Management Service, for those who don’t have the time or don’t wish to get involved with the daily running of a tenancy.

Our comprehensive management service is designed to give you complete peace of mind and to relieve you of the commitment of being a full-time, hands on landlord.

This package includes the extensive marketing and the selection of new tenants (with your approval) prior to the commencement of the tenancy. The production of an Assured Shorthold Tenancy Agreement with all supporting legal documentation such as Prescribed Information, the EPC (Energy Performance Certificate) and “How To Rent” guides. We will assist you or manage on your behalf all maintenance related issues throughout the term of the tenancy from small repairs to the full refurbishment of your property. This includes the annual renewal of the landlords Gas Safety Certificate, any Portable Appliance testing and obtaining Electrical Installation Certificates (EICR) when they are due. We will protect the deposit at the start of the tenancy and assist you with the negotiations of the deposit at the end of the tenancy, where necessary helping you to source quotes, aid negotiations and providing any legal knowledge we can to guide you through the check out process.

Introductory Service – 78% (inc VAT)

65% (+VAT) of the monthly rent.

The Essential Service is a service designed for landlords who do not wish to be involved with the marketing, accompanying of viewings, the administration and referencing process or the production of the Assured Shorthold Tenancy Agreement but who do wish to manage the property from the moment the tenant moves in.

We will extensively advertise your property, select with your approval a tenant and produce, sign and witness all the necessary legal paperwork. We recommend and can arrange for an Inventory/Schedule of Condition to be created on all rented properties. This is done at an additional cost by a specialist Inventory Clerk.

Rent Collect – 10% (inc VAT)

Exactly as the name suggests it is designed for the landlords that wish to manage the daily running and maintenance of the tenancy but don’t wish to collect the monthly rent from the tenants. As per the other services we extensively advertise the property, accompany all viewings, select with your approval a tenant and handle all the necessary legal paperwork but once the tenants have moved in we only collect the rent and forward it to the Landlord minus our fee. The production of monthly statements are included.
