The only constraint identified was a potential flood risk, but it wasn't considered severe enough to make the site unsuitable at that time. The site was again promoted in 2015/16, but was rejected from the assessment for the following reasons:"The impact on the character and significance of the conservation area and the setting of the neighbouring listed buildings could prohibit development on this site. The area's sensitivity lies in the role as a valuable open gap in ribbon development, allowing fine glimpse views across the valley from the Ebley Road, and as a setting to the canal and associated Thames and Severn Way to the south. The value of the area lies in its location within the Industrial Heritage Conservation Area." A Heritage Assessment on this site was undertaken to inform the SALA. We understand that this site was not promoted through the EiP for allocation in the plan.Location The land of approximately 2.3 acres is adjacent to Ebley Road with a metal gate for vehicular access. It is located between Stroud and the small settlement of Ryeford on the approach to Stonehouse. It forms a rectangular piece of land and is close to existing dwellings. The site's roadside frontage is bounded by hedging interspersed with trees, and the plot boundary follows the local topography as it extends away from the road towards Stroud Water Canal.ViewingsThe site can be viewed from the roadside during normal daylight hours taking care and at your own risk.
