Sales Progressor – Full-time Stroud Office

Sales Progressor required to join an Independent Estate Agency in Stroud with a strong brand, reputation and following.

We are known locally for our exceptional attention to detail and employing a knowledgeable team who work hard and look after our clients brilliantly.

Purpose

Objective to be the main point of contact for clients and purchasers once a sale is agreed and in the hands of solicitors, ensuring exchange and completion of contracts as soon as legally possible.

This role requires experience of the property industry, tenacity and patience!  A good listener, communicator and negotiator who will liaise with seller, buyer, solicitors and mortgage brokers.

The Sales Negotiator will demonstrate the strong company culture enabling the company to maintain its excellent reputation within their local market, a Company that other agents want to work for and vendors and landlords want to work with.

 Responsibilities & Specific Duties

  • Be professional and knowledgeable at all times
  • Understand the customer’s needs and timescales when property is first handed over at point of sale
  • Check chain details and fill in any gaps
  • Explain the conveyancing process to those moving for the first time, or for the first time in a number of years and set expectations on timescales.
  • Make weekly calls to check on progress and update all parties
  • Be prepared to challenge solicitors and ask further questions to establish true situation regarding what is outstanding or needing to happen next
  • Respond to enquiries efficiently and professionally
  • Liaise with the lister in branch over any re-negotiations
  • Liaise with solicitors and agents up and down the chain where necessary to ensure clear communication and expectations.
  • Notify all parties on exchange and confirm arrangements for completion
  • Call after 24 hours of completion, 7 days and 28 days to ask for review and check how the seller and buyer are settling in.  
  • Report projected exchanges at the start of each month to branch manager and Sales Director and communicate any changes during the month
  • Ask admin to raise invoice to vendor’s solicitor on exchange
  • Uphold service standards and reputation
  • If sale running into problems include branch in conversations to overcome or look to identify another suitable buyer
  • Cancellations must be notified to lister in branch who will liaise with client before marketing re-commences

  • Good communicator and listener
  • Experienced estate agent with knowledge of the conveyancing process
  • Good team player
  • Friendly and efficient
  • Good emotional intelligence with a strong ability to put others before self, empathise, seek to understand and build rapport.
  • Ability to build an relationship based on trust, which encourages people to want recommend us.
  • Must have a track record of getting things done and the ambition, discipline and energy to overcome issues
  • Good negotiator
  • Proactive and does not rely on our reputation
  • Minimises use of e-mail in favour of phone conversations where possible
  • Communicates well even when no news to share
