An Update from Perry Bishop Land & New Homes

We have some exciting changes to share, alongside our latest thoughts on the property market and what lies ahead for developers. Hear from our Managing Director, Phillip Bishop, about how we’re strengthening our Land & New Homes service and continuing to help developers make the most of new opportunities.

We are writing to keep you informed about some exciting changes that will further strengthen and enhance the service we provide to our developer clients.

Following the departure of Nicola Williams, who has moved on to pastures new, we have completed a restructure of our Land & New Homes department. We wish Nicola every success in her new endeavours and are grateful for her hard work, support and determination in helping our developers.

This change has enabled our Residential Managing Director, Gavin Wallace, to head up our Land & New Homes business and create a collaborative partnership with Patrick Downes, previously Managing Partner at Bruton Knowles. Patrick now runs a successful development consultancy business, Trust In Property, covering Worcestershire, Gloucestershire and Oxfordshire. We are delighted that this partnership brings enhanced technical expertise to our land and development services.

This puts Perry Bishop in an even stronger position to look after our developer clients and give development sites, and their subsequent new homes sales, the best possible chance of success.

Our offices will continue to manage new homes sales, with support and oversight from Gavin Wallace. We are currently working on a number of development sites that will be coming to market later this year and into 2027, and we will keep you informed as these progress.

The property market has undoubtedly faced its challenges in 2026. Despite our areas remaining remarkably resilient, developers have needed to carefully consider the timing of their launches, ensuring sites are well presented, builds are largely complete and properties are priced as sensibly as possible.

Sales numbers this year have been slightly lower than last year, reflecting the volatility and economic headwinds the property market has been navigating. However, we are encouraged that buyer numbers and general activity remain at the levels we would expect for an autumn market. We are hopeful that, once the Budget is behind us and uncertainty begins to settle, the market will start to return to a greater sense of normality.

We are also very aware that construction and labour costs remain a challenge for developers, continuing to put pressure on margins. Our aim is to help maximise returns through a proactive approach and the very best advice.

For most sites in 2026, having properties completed before securing buyers and achieving successful sales has been important. Whilst this is clearly not ideal for developers, those who have been able to plan their marketing around build completion have seen positive results in both timing and sales.

We will continue to keep you informed of the land and development opportunities we are bringing to market and look forward to working with you and supporting your future projects.

With best wishes
Phillip Bishop
